Asbestos Popcorn Ceiling Removal in Richardson

Typical cost in Richardson

  • One room, about 150–250 sq ft of ceiling$1,200 – $3,500+
  • Several rooms, about 600–1,000 sq ft of ceiling$3,000 – $7,500+
  • Whole house, about 1,200–2,000 sq ft of ceiling$5,500 – $13,000+

A ceiling with sprayed texture can look harmless, yet EPA counts textured coatings on ceilings as a possible asbestos source, and the look does not say which kind yours is. We test it before anyone scrapes, and we remove it wet if the lab finds asbestos.

We take popcorn ceiling jobs in Garland and University Park too.

Where popcorn ceilings come up

Houses built in the 1960s and 1970s

In a Richardson house from the 1960s or 1970s (about 8,000 and 9,600 homes), the first move is a sample, taken before any water or scraper touches the ceiling. The lab result then sets your options. You can have the texture removed, leave a sound ceiling alone, or go straight to paint or a skim coat.

Condos and townhomes

A condo building counts as a facility under Texas rules, so tell the association before the ceiling is touched. Dust travels, and neighbors above and below are close.

One room or the whole house

A bedroom or a full floor follows the same steps. We sample, seal the room and remove the texture wet. A positive result in one room does not decide the result in another, so each room that matters gets its own sample. Owners of larger rented buildings can read our apartments and condos page.

Leaving it alone is sometimes fine

If a positive ceiling is in good shape and you are not planning to cut, drill or scrape it, you can choose to leave it. A future fan, light or repair brings the question back.

Frequently asked questions

Can a ceiling from the mid-1980s have asbestos?

The build year cannot settle it. A sample read by a qualified lab can.

Can I scrape it myself if I wet it first?

EPA advises against sanding, scraping or drilling asbestos-containing material, and against sampling it yourself. Test first. If the result is negative, scrape away.
